It's Sold!

Thank you for your interest in my Saskatoon home marketing plan.  This plan is divided into six sections which represent the various stages which we will go through as we market your property and bring about a successful closing.

Pre-showing Promotional Stage

The "Pre-showing Promotional Stage" is primarily used to implement the various components of the marketing plan, to produce some high quality marketing materials and to "pre-market" your home to Saskatoon agents and buyers. Of course, the objective is to create interest for your property prior to opening the home for showings.  Properly executed, this stage will ensure that the maximum number of prospective buyers are aware that your home will be available soon. Our objective is to create a flurry of showing activity from the most highly motivated buyers, early on in the listing period.

Day 1

  • Explain my legal obligations to you as an "agent."
  • Explain your legal responsibilities and property condition disclosure requirements when you place your home on the market.
  • Present our "Easy Exit Listing Guarantee."
  • Tour the home with you and make recommendations for improvements which could enhance perceived value and marketability.
  • Review recent real estate activity in your area, and other comparable neighbourhoods to help you arrive at the best asking price for your home.
  • Select dates for the rolling out of the marketing plan. 
  • Complete documents required to list a property for sale.

Day 2

  • Measure the interior and exterior of your home to ensure accuracy in marketing materials.
  • Compile a list of marketable features of your property and your area to be used in the marketing material.
  • Photograph the property using a wide angle lens and appropriate lighting to show the home at its best.
  • Process photos and optimize for print and web publication.

Day 3

  • Prepare an Internet ad for your home on our website, the Saskatoon Real Estate Resource Centre and send to you for your review and approval.
  • Make any appropriate changes as instructed by you.
  • Create a unique web address for your home. (ie: http://yourhousenumber.teamfisher.com
  • Listing data is syndicated to Point2Homes, Househunting.ca, Facebook, Kijiji, Craigslist and dozens of Saskatoon real estate agents websites who cooperate with us to effectively market Saskatoon homes. 
  • Place your home on the home page of the Saskatoon Real Estate Resource Centre as a "Featured Home."
  • Place your home on the appropriate "Neighbourhoods" page of our site as a "Featured Home."
  • Place your home on our blog as a featured home.
  • Purchase a "Featured Home" advertisement on Point2Homes.
  • Purchase "top of list" positioning for your home on Kijiji.
  • Prepare feature sheets for your property.
  • Register you to our innovative seller communication centre where you can always find a schedule of confirmed showings, feedback from completed showings, a list of activities that we've completed on your behalf and copies of all documents associated with your home sale.

Day 4

  • Place a "for sale" sign on your property which includes a sign rider directing prospective buyers to our website.
  • Install a secure electronic lock box on your property so that agents with scheduled appointments can easily access the home.
  • Deliver feature sheets to the property.
  • Email a promotional message about your property to all Saskatoon real estate agents including a link to the unique web address. 
  • Begin to arrange appointments for day 5 and beyond.
  • Enter your listing into the Multiple Listing Service.

On the Market

Day 5

Marketing Through Acceptance

  • Continue to promote the home to the Saskatoon real estate agent market through periodic email campaigns.
  • Advertise your property in the Saskatoon Star Phoenix Home Showcase with colour photograph and address of your home's internet ad.
  • Arrange all showings of your property, by appointment only.
  • Follow-up on all showings and report the results to you through our Internet based HomeFeedback system.
  • Email to you, copies of all new listings which would be competing with your property, as well as copies of all competitive listings which sell during our marketing period.
  • Communicate with you on a weekly basis to report progress and challenges.
  • Be accessible to you, as well as agents and buyers who inquire on your property.  We offer wireless email to provide quick responses, plus toll free phone and fax support.

Reviewing Offers

  • Present all written offers to you in a timely manner.
  • Fully explain all terms and conditions to you.
  • Make strategic recommendations to help maximize the selling price and improve terms in your favour.
  • Negotiate on your behalf with the buyer's agent for the best possible price and terms.

Upon Acceptance

  • Ensure that you receive true copies of all documents which form part of your agreement, signed by all parties to the contract.
  • Arrange all appointments for home inspection and appraisals, if a condition of the offer.
  • Keep you informed of any progress made in fulfilling the conditions on the contract.
  • Deliver a copy of the final "Removal of Conditions" to you.

Upon Firm Sale

  • Advise you of any actions which may be required on your part between now and closing.
  • Explain the closing process in Saskatchewan. 
  • Convey copies of all documents to the lawyer of your choice for preparation of title transfer.  I can also recommend a competent lawyer if you do not have one.
  • Hold keys to your property in trust until such time as your lawyer authorizes the release.
  • Handle all details of the possession with the Buyer's agent and report the results to you.
